惠譽-台北/香港/新加坡-2010年4月15日:惠譽國際信用評等公司今日表示,由於今年即將到期之承租戶的續租資訊至今仍相當有限,因此國泰敦南商業大樓部份樓層不動產資產信託所發行之各受益證券的評等仍維持負向觀察。惠譽預計在未來幾個月內決定最終評等並移除評等負向觀察的狀態。目前各受益證券的評等如下:
- 發行餘額為新台幣12.005億元之受益證券A券:評等為‘AAA(twn)’;負向觀察
- 發行餘額為新台幣2.85億元之受益證券B券:評等為‘A(twn)’; 負向觀察
- 發行餘額為新台幣3.1億元之受益證券C券:評等為‘BB(twn)’; 負向觀察
鑒於信託不動產資產收益持續下降,以及合計約佔信託資產毛月租金收入31%的租約即將於2010年到期而可能造成信託不動產的淨營運現金流量進一步下降的疑慮,惠譽於2009年10月16日將所有的受益證券置入負向觀察。詳情請參照惠譽先前發出的新聞稿“惠譽調降國泰敦南商業大樓不動產資產信託兩受益證券的評等;並將所有評等置入負向觀察”(可於惠譽的全球網站www.fitchratings.com 取得英文版或於台灣網站www.fitchratings.com.tw 取得中文版)。
由於至今仍不確定這些租約即將到期的承租戶是否會續租以及續約的租金水準是否會被進一步調降以吸引原承租戶繼續承租,惠譽認為在此時點持續維持所有受益證券為負向觀察仍屬穩當。惠譽將持續密切觀察這些承租戶的續約狀況以及該證券化交易的整體表現,一但取得更明確的資訊,惠譽會立即決定最終評等並移除評等負向觀察的狀態。
適用於此評等分析的全球結構型融資評等準則(Global Structured Finance Rating Criteria)已於2009年9月30日公佈,並可於惠譽信評的全球網站www.fitchratings.com取得。
